The 1500m²+ landscaped grounds mean you can sunbathe all day-round, or use the abundant mature trees for shade when needed. The luscious lawns lend themselves to outdoor games such as ping-pong, trampoline or ball games and when lunch time comes, the barbecue can cater for the villas’ 8 guests at the terrace dining area, which benefits from a large shade sail to make outdoor dining comfortable and convenient. The villas’ clean lines, white walls and red tiled roof epitomize the appeal of southern architecture.

The modern garden furniture can accommodate the whole house by the poolside, with an outdoor dining area (complete with sofa, table, chairs and parasol) as well as lounge chairs, outdoor bean bags, and deckchairs. The pool’s safety shutter is ideal for families with young children.

Interior
For summer months, all ground floor living spaces are air-conditioned. The living room is light and airy thanks to its floor-to-ceiling French windows and light colours, and in winter months you may take advantage of its chimney fire to keep warm and cosy. The living room is complete with a large flatscreen TV, soundbar, library, Hawaiian string chair, and tasteful Peruvian-motif armchair and carpets.
The separate inside dining area seats 8 people and benefits from tall glass ceilings letting in light from the first floor. The kitchen gives out directly onto the dining terrace with a splendid view of the garden and comes fully equipped. The kitchen-island makes meals a quick and easy process, as is the proximity of the third dining table with its modern barstools.
The house’s 150m² contains four bedrooms. The master bedroom on the ground floor boasts a queen-size bed and en-suite bathroom with walk-in shower and two sinks. This bedroom has no air-conditioning, however it keeps fresh even during hot summer days as it is orientated to the North with French windows opening straight onto the garden.
The stairs leading to the first floor lack of bannister on the lower part, this may mean very young children may need a steadying hand. On the first floor is where you’ll find three more bedrooms and a separate toilet, each with a double bed, and two of which have their own balconies. All three are harmoniously decorated with their own particular feel: whether that be a combination of seascapes and nautical blue, playful red and chrome, or teal and a mandala-mirror. The former has an en-suite walk-in shower room.

Surroundings
The on-property parking and garage can take 2 cars, but plenty of free parking is available just beyond the gates. The supermarket is a 5-minute walk away, and so are local shops with organic, regional produce. The quaint municipality of Saint-Clément-de-Rivière is a natural wonder, not only as the source of the river Lez, but also offering the breath-taking panoramas the Cévennes foothills or Montpellier’s hinterland mountaintops (notably the Pic Saint-Loup). Of course, these make for fantastic family outings, with the Pic Saint-Loup only being a two hour walk. Other activities include Golf (10mins away), clay tennis courts, and horse riding (10mins, right next to each other). Saint-Clément-de-Rivière cultural assets include its local wineries (holders of the Languedoc’s controlled appellation) as well as its history as one of the earliest French municipalities with documented universal suffrage (including women), during the 1270 Republic of Montferrand.
