Our Service

A more personal approach

We guide you personally based on the kind of stay you have in mind, your group, the ages of the children,
your preferred destination, nearer to the beach, to a ski resort, to a town, a city or a village,  and the experience you want to create. Our role is not simply to show listings, but to help you find the right villa for your holiday.

We know all our properties and have selected them individually very carefully, we are also based locally so are directly in contact with our travellers. In other words, we offer a more direct, human and curated experience. You can speak with us throughout the process, ask questions at every stage, and benefit from local knowledge and tailored recommendations.

Yes. We remain available before arrival and during your stay at any time if you need us in order to make your experience as smooth and enjoyable as possible.

Yes. Our local team can speak English or French perfectly well.

Booking

Planning your stay

We help you identify the property that best suits your stay. Once availability has been confirmed, we send you a booking confirmation email which includes a rental contract, the payment procedure, and all the details about your reservation. This mail should be kept safely as it includes all the informations about the property that you have booked, the terms and conditions and the arrival procedure.

Unless otherwise stated for a specific property, a non-refundable 30% deposit is required at the time of booking and the balance is dur six weeks prior to your arrival. For some bookings made close to arrival, then the full payment will be required at confirmation.

The balance is payable six weeks before the start of your stay. If the booking is made close to arrival, then the full payment will be required upon confirmation.

Any cancellation or amendment request must be submitted in writing. The applicable terms depend on each specific property. A comprehensive travel insurance is strongly recommended.

The full address is sent once the booking is confirmed.

During the high season, check-in take place from 4pm and check-out before 10am.

Rates & Payment

Transparency at every step

Unless otherwise stated, a non-refundable 30% deposit is required at the time of booking. For bookings made close to arrival, full payment may be required at confirmation. 

Our portfolio starts from approximately €3,000 per week, depending on the property, the destination and the season. 

The rental rate includes exclusive use of the property and its equipment, as well as end-of-stay cleaning and the house linen.

The security deposit is a guarantee requested to cover any potential damage, breakages or exceptional cleaning costs. It is not cashed but done by credit card hold via link sent to you a few days before your arrival.  

We mainly accept bank transfers but also credit cards upon request. Please note that a 3% fee on the total amount of the rent is charged by Stripe for credit card payment though.

City taxes are added to the total rental amount. The amount is either a percentage or a fixed amount per adult per night. This amount depends on the property and the local regulation. 

Other additional charges can be concierge services if you have requested to book an airport pick up, a chef at home, a private coach, a wine tour or a cooking tour. Feel free to share any specific requirements with us, and we will be very happy to arrange any concierge services for you.

Baby cots and high chairs are available free of charge upon request.

During Your Stay

Making the most of your time

Our team remains reachable throughout your stay by phone and WhatsApp on +33 6 07 80 10 94. We are always available if you need any assistance, technical or logistical issue and if we are already on the phone, we will get back to you as soon as possible.

We provide a dedicated welcome book at each of the property and will be available during your stay with any other information you may need.

Yes. Each property comes with a welcome book featuring our local recommendations — visits, addresses, restaurants, villages, activities, local markets, and must-see places we personally recommend. 

For a more tailored experience, our à la carte concierge service can arrange excursions, reservations and bespoke experiences , these are available as an optional add-on for Grace Nicols Homes guests.

Parties and events are not permitted in our properties. We also ask that music is kept at a reasonable level, during the day and in the evenings, out of respect for the neighbours. If you have a specific project in mind, please speak to us before booking. 

For professionals in search of exceptional locations, some of our properties as well as exclusive addresses are available for photo shoots and film productions.

Safety & Equipment

Your comfort and peace of mind

Most of our properties are equipped with a cooling system, either air-conditioning, or a floor cooling system. This information is specified on each of our listings, and if some houses are not equipped with a cooling system then it will be clearly indicated.

Please let us know if air-conditioning is essential for you and we will direct you to the right properties for your stay.

Some pools are heated or can be heated on request, sometimes for an additional fee. This information is listed in each property’s details. 

Safety is a priority for us. The vast majority of our properties are equipped with pool safety features, either  a safety cover, fencing, gating or an alarm. A small number of properties do not have these though, so we therefore strongly advise to tell us at the time of your booking if you have young children with you so that we can direct you to the right properties. 

Pool safety features are listed also on all our property listings.

Yes. If needed, we can provide a travel cot, and high chair free of charge. We will try as much as possible to provide these, however, it is strongly recommended to ask us in advance as we may not have enough for everyone.

Games and leisure equipment vary from one property to another and are specific to each villa. Large equipment such : as ping pong table, trampoline, table football, pétanque, basketball net, etc, are listed in each property’s listing so you can choose the one that best suits your needs.

Pets

Travelling with your companions

Some of our properties welcome dogs, others do not unfortunately. This is specified in each listing. Pets are never automatically accepted so we recommend you check this with us before booking a property.

For properties that welcome pets, a supplement of a minimum of €50 is required for the end-of-stay cleaning. This reflects the additional time and care needed to ensure the property is thoroughly cleaned for the next guests.

Yes. Most services can be arranged during your stay, subject to availability. Some, such as private visits, private chefs or boat outings, benefit from advance planning. We recommend reaching out as early as possible to secure your bookings and receive confirmations promptly.

Yes. Private vehicle transfers can be arranged once your booking is confirmed. Contact us to discuss timing, vehicle type and pricing.

Events, Shoots & Productions

Spaces that inspire

Yes. In addition to holiday rentals, we also offer properties suited to events, depending on the nature of the project and the property.

Yes. We also work quite extensively with production companies for photo shoots, advertising productions and film productions.  Please contact us if you have any specific requirements as not all our properties are shown on our website, and we can also source new properties as well to suit your needs.

Yes. Our portfolio also includes properties in Greece, in addition to our French mainland destinations witch are : Occitanie, Provence, Corsica, the Riviera/ Côte d’Azur and the French Alps.
